Calculating your ProfitWhen selling your home there are several different costs associated with the sale. These costs to the seller are called “Closing Costs.” These are a onetime fee that is paid at escrow from the proceeds. If you are Short Selling your home then in that case we negotiate with your lien holder(s) to pay these Closing Costs.

The typical closing costs are as follows
 
  • Real estate commissions (See the visual breakdown below)
  • State Excise Tax of 1.78% of the sales price
  • Half of the Escrow (your half is typically $500)
  • Sellers portion of the title insurance (This is based on the sales price. On a $200K home that is typically $735 with an ALTA Policy )
  • Septic pumping (If applicable $300-$400 depending on location and if the inspection covers are accessible)
  • County Septic inspections if applicable (Pierce County Health Department R.S.S. (Report of system status) $230 and O&M / Per septic pumping company TBD. Other County fees may vary or apply)
  • County recording and Doc prep fees ($42-$150)
  • Short sale consultation fee $150. One time fee paid upfront (If applicable)
  • Short Sale negotiation fee $1500-$2000 (Typically pre-negotiated to be paid by your Lienholder)
  • Escrow Coordination fee $495 for residential. Commercial and Multifamily is subject to change.
  • Buyers closing costs (Per negotiated contract – To be determined )
  • Buyers portion of Escrow (If VA financing applies)
  • There may be other fees on a case by case basis. This is just an overview of typical fees that may apply.
Commission TransparencyCommissions can range typically from 5%-7% Total.We typically charge 6% for a full service listing.Vacant land commission can be 5%-10%. Manufactured homes vary depending if is on leased or owned land. Commission also can vary with higher priced homes over $1,000,000.
Days on MarketDays on market vary depending if it is a buyers market or a seller’s market. If the market is a buyer’s market that means that there is more supply than demand. Home sales take longer.It can take 60-90-180 days for a home to sell.
  • If the market is a sellers market that means the demand is higher than the current supply. Days on market can vary from just a few days on market to 30-60-90 days.
  • There are many other factors that must be considered when looking at how long it takes for homes to sell including but not limited to the price that is set on the home, the list price in relation to the areas median price, location, condition, interest rates, unemployment rates and other outside factors.

Short Sales
What is a Short Sale?A short sale is when you sell your property and there are not enough proceeds from the sale to fully satisfy all of the underlying mortgage liens on the home. This is commonly known as being “Underwater” with your mortgage.

Example: Lets say your home is valued at $200,000. Lets say your mortgage is $200,000. And lets say it costs $18,000 in closing costs to sell your home. (Closing costs include real estate commissions, State tax,title and escrow fees). So if you sold the home for $200,000 (Market Value) minus the cost to sell ($18,000) you are “Short” of meeting your financial obligation to the leinholders to satisfy the underlying mortgage by $18,000.

This is a classic Short Sale. Many home owners are $50,000-$175,000 “Underwater” in their homes.

So What Shoud You Do?If you believe that you may be underwater you need an expert opinion. You first need an a real estate brokers opinion of the local market conditions and the market value of your home. This is done by comparing the location, condition and physical characteristics of your home with similar homes that have recently sold.
