  1. “UNDER MARKET RENT”
    A person off the street “Not the Home Owner” Run ads to Rent a home and collect the security deposit. The deposit is typically mailed to an anonymous address. The home is advertised WAY UNDER MARKET RENT to look attractive.

  2. “THE HEIST”
    A Home Owner offers Rent to Own terms that are hard to understand and once calculated the buyer/tenant discovers that the home will be underwater before the term is over and then they never complete the transaction and the home owner gets the home back and keeps the LARGE deposit and does it again and again and again.

  3. “LIST OF HOMES”
    There are many people charging for a list of Rent to Own homes and collecting a $50-$150+ fee. They collect thousands of these fees monthly! These homes are typically for RENT ONLY and not Rent to Own homes. Good Bye to your cash and say hello to big profits for scammers!

  4. “BAIT AND SWITCH”
    There are many real estate people who understand the strong desire to own a home and exploit that desire by advertising Rent to Own homes in remote areas but say that they are local homes and don’t offer the address to get you to contact them. Or they may offer a home as a Rent to Own that is Sold, again with the intention to get you to contact them. The reason is it’s a numbers game. These people know that there are many programs available that many home renters would actually qualify for to own a home outright if they knew about it. It’s not that that’s a bad thing in a sense but they are advertising a Rent to Own home or program in which they really don’t offer. It’s called lack of TRUTH IN ADVERTISING and BAIT AND SWITCH and is illegal.

  5. “TRAFFICING PEOPLE”
    Another very common scam that is prevalent is advertising Rent to Own homes by internet companies using popular sites like Zillow and others to get Foreclosure homes, advertise them under Rental market prices. They give you limited information unless you register for free. Seems harmless enough. They don’t actually have Rent to Own homes, just a list of homes for sale as this is easy data to “Scrape off the internet” they then SELL your information to 3rd party agents or other “salespeople” which then pay this internet company handsomely for your data. These sales people then attempt to call you, knock on your door (if you give your address) mail you solicitations and spam email you with solicitations of other real estate services in the home to “Play the numbers game” and “Capture” 1/50 and convert that Renter into a sale or other financial means for gain.

    So by advertising Rent to Own homes…these companies are lying to people looking hard to find a good rental or Rent to Own home, Selling your private data, Selling this data to agents with the premise that these are good qualified buyer leads from reputable websites that offer professional real estate services and then the big money maker for these internet companies…with all of this traffic on their
    site…whether you register for a free list of homes or not…you are on their site…even for a second….this is an “Impression” which has a high dollar value on the internet.The more “Impressions” they get, the more they can monetize their site and get paid large dividends by advertising investors on their site. Classic Internet traffic scam!

  6. “THE SHORT SELLER” THE 6 MONTH RENTAL
    Buyer beware of this common trap. In this scenario a home owner knows they are in default of their mortgage and will loose it to foreclosure. They then advertise the home as a “Rent to Own” or ”Lease Option to Buy”. An innocent buyer may find the home adorable and in good condition. The seller may offer terms that are too good to be true. Like offering a home for sale as a Rent to Own for only $1,000 Rent per month when the market rent should be $1500-$2000. Or offer other sale terms like a sales price is far below actual value or a simple value found online. A mortgage can be in default for many months before any Notices of default is filed with the County or recorded. May websites including the popular Zillow can not even know if a home owner is defaulted if the sellers lender has not filed any official delinquency documents with the County.

    So the Rent to Own buyer/tenant gives the seller a large down payment lets say $10,000. With comfortable and favorable terms. Only to find out in 6 months that the home is going into foreclosure at the auction. All of the down payment and rents are gone. With a Short Sale or Foreclosure what typically follows is a full blown Chapter 7 Bankruptcy. Good luck chasing them down as a debt collector.

    The home owner collected $6000 in rents and $10,000 of your money.

    If the Owner was upfront with the delinquency and just rented the home on a month to month agreement, this would be different. The renter went into this knowing it’s a month to month and that there was no HOPE of buying the home on a Lease Option.

    This is a common scam that is currently happening daily.

    With our Rent to Own Preferred Selections program our investors BUY THE HOME OUTRIGHT from the owner, so the Owner can never foreclose or Short sale in the future.

  7. “UNLICENSED SALES PEOPLE”
    I have found many Rental agencies and individual people running around acting like professionals that are actually unlicensed and trying to make money collecting deposits. Make sure you are dealing with a Washington State licensed real estate professional. There is a reason the State requires agents to be licensed. An agent will be just that. An agent to you. They must represent their clients highest and best interests at all times and do nothing that is harmful or detrimental to your best interest. When dealing with housing and large sums of money – insist on the best.Insist that you work exclusively with a real estate professional. Go to the Department of Licensing website and research the persons name. See for yourself if they are properly licensed and in good standing with the State.

    I hope this gives you an idea of the different scams that are prevalent today online.Although we use Craigslist as a tool, and a good tool it is, it is also heavily used for illegal or unethical purposes.
